A connection platform
HeavenRental provides software for finding housing, communicating, preparing agreements, and keeping records. Hosts and renters make their own decisions and are the parties to their agreements. HeavenRental is not a landlord, broker, guarantor, property manager, or escrow service.
Accurate listings and lawful stays
Hosts are responsible for the accuracy of their listings, their authority to share a home, required landlord and roommate permissions, habitability, and applicable housing rules. Homes across the United States require a complete address and at least one photo. Reservations use a move-in date. The platform caps deposits at one month's rent; stricter local limits still apply. Hosts must disclose applicable local requirements and any restrictions under their underlying lease.
Money stays between the parties
HeavenRental never collects, holds, escrows, or adjudicates rental payments or deposits. Complete an in-person walkthrough and test the working keys before exchanging funds directly with the host. In-app receipts are acknowledgments of your direct exchange.
Electronic agreements
Before signing, both parties review the exact terms, applicable disclosures, and electronic record notice. You must be able to access and retain the PDF. No agreement is executed until both signatures are recorded. The host enters the term type, and both parties review the filled residential lease. Identity verification, current contact information and explicit electronic consent are required before signing. Both signatures and their dates are recorded with the exact document version.
Support and private tenancy matters
Administrative support covers the in-app journey before signing. Limited arrival coordination ends when the renter confirms working keys and possession. Ongoing tenancy, maintenance, household relationships, utilities, and deposits are handled privately. Self-service records remain available. Agreements made outside the app do not create in-app signing or evidence records.
Policy review before launch
The operator must finalize jurisdiction-specific terms, dispute resolution provisions, disclosure forms, and any arbitration or opt-out process before live agreements are enabled. This policy page does not claim that a disclaimer removes legal obligations.
Contact details and verification
Listing rentals, posting housing wanted, and requesting a stay require a verified email and US phone number on file. Identity verification, your legal name, and an emergency contact are required before signing a lease.
In-app communications
Links are prohibited in chats to reduce scams. Accepted messages are retained for safety and dispute review, including after account deletion. Only participants and authorized staff conducting an audited safety or legal review may access them.
